Every property owner in Gurgaon has this on their to-do list — and most of them wait until March to deal with it. That's a mistake. The Municipal Corporation of Gurgaon (MCG) offers a very real 30% rebate if you pay within 45 days of a rate notification, and a 10% rebate for payments made before July 31st. Miss those windows and you're paying the full amount — or worse, facing a sealed property.

The MCG has made this genuinely easy over the last couple of years. You've got three solid options — online, offline, or through an e-wallet like Paytm.
Go to the official MCG portal and log in using your mobile number, email ID, or property ID. Enter your property ID, locality, owner's name, and full address — the system then automatically calculates your Gurgaon property tax amount, including any outstanding arrears. Choose your payment mode (debit card, credit card, or net banking), complete the transaction, and download your receipt. That's it.
Walk into any Municipal Corporation of Gurgaon office or a nearby property tax collection centre — there are multiple spread across the city. Hand over your property details at the counter, pay by cash or card, and collect your official receipt. Alternatively, any Oriental Bank of Commerce branch in Gurgaon can also process this for you — a bank representative will verify your property details before processing the payment.
Open Paytm on your phone and search for Municipality Taxes. Select Municipal Corporation of Gurgaon, enter your name, property ID, email, address, and phone number, then hit Get Tax Amount. Your MCG house tax amount will appear on screen. Select your payment method and you're done — print the receipt for your records.

These rates apply to the ground floor. If a building has multiple floors owned by different people, each floor is taxed at the same rate. However, if one individual owns the entire building — all floors — then a rebate applies: 40% off for the first floor, and 50% off for the second floor.
Small vacant plots get a break. Anything up to 100 square yards pays nothing. After that, the MCG property tax kicks in at modest rates.

If a single business owns a multi-story shop, the first floor gets a 40% rebate and the second floor gets a 50% rebate — calculated on the ground floor rate. Also, if any part of the shop is rented out, the property tax for that rented portion is 1.25 times the standard rate.
There are two time-based rebates worth marking in your calendar right now.
10% rebate — Pay before July 31st of the assessment year and you automatically qualify.
